As the second most populous state in Malaysia, Johor continues to attract property buyers, including those interested in landed properties.
Johor has the third highest gross domestic product (GDP) in the country, driven largely by the manufacturing and services sectors. The state has one of the largest integrated industrial facilities in the country for downstream oil and gas activities – the Pengerang Integrated Petroleum Complex (PIPC) by Petronas as well as established infrastructures including three ports, a main international airport, roadways and train systems.
Recently, Singapore and Johor signed an agreement on the Johor-Singapore Special Economic Zone (JS-SEZ), which will see closer collaborations on easing cross-border movement of goods and people between the neighbouring countries. The JS-SEZ deal also aims to kickstart 50 projects in the first five years and create 20,000 skilled job opportunities. With the Rapid Transit Link (RTS) project – a train connecting Bukit Chagar, Johor and Woodlands in Singapore – being on track for completion in end of 2026, demand for property in Johor, especially surrounding the RTS route may increase.

#1 Johor Bahru
Johor Bahru is the capital city of Johor and has the third-largest population in Malaysia, following Kuala Lumpur and George Town. Situated at the southern tip of the peninsula, Johor Bahru provides convenient access to the causeway that connects it to Woodlands in northern Singapore.
The development of the Rapid Transit System (RTS) Link in Johor Bahru is anticipated to increase homebuyers’ interest in properties here. The RTS Link, expected to be completed in 2027, will have stations in Bukit Chagar, Johor Bahru, and Woodlands, Singapore.

#2 Iskandar Puteri
Iskandar Puteri is an urban integrated development launched in 2007 as one of the five flagship zones of the largest economic zone in Johor – Iskandar Malaysia. Spanning 24,000 acres, Iskandar Puteri is known for its strategic location, connectivity, and proximity to Singapore.
Iskandar Puteri offers some of Johor’s top tourist destinations, including Legoland Malaysia, Puteri Harbour, Mall of Medini, and Horizon Hills Golf & Country Club. #3 Skudai
Skudai is an established town situated in the northern part of Johor. It is located about 13 km northwest of Johor Bahru’s central business district and benefits from its proximity to both Johor Bahru and Iskandar Puteri, making it a short drive from destinations such as Senai International Airport and Legoland.

#4 Kulai
Kulai, located to the north of Skudai, is a town with its own unique attractions. One of the main highlights is the Johor Premium Outlet (JPO), a curated shopping destination featuring international brands, drawing both local and international visitors throughout the year.
